Ask about representation and compensation

Identify who the adviser represents in the proposed search or transaction and how compensation works. Request an explanation of potential conflicts and the scope of the engagement. A helpful introduction from a franchisor or landlord does not by itself establish that the adviser represents the prospective owner.

Describe the operating format, approval process, target area and practical site needs. Keep requirements documented so that an appealing property does not quietly replace essential conditions.

Coordinate the approval sequence

Ask how site review, landlord negotiations, professional inspections and franchisor approval interact. Identify which commitments or payments arise at each step and which conditions remain outstanding. Have counsel review documents before assuming a preliminary arrangement preserves flexibility.

Obtain qualified advice about permitted use, build-out, utilities and other requirements of the actual premises. A property listing does not establish that a location can support the proposed business or that an opening date is achievable.

Compare complete proposals

Review occupancy costs and material terms on a consistent basis with advisers. Include relevant additional charges, improvement obligations and guarantees. This supplier guide does not select a site or endorse a broker. It helps clarify roles and evidence before a property decision creates a long-term commitment.

Put it on paper

  • Clarify representation and compensation.
  • Map site and franchise approval conditions.
  • Compare the full occupancy commitment.
